Call us on 0333 1300592 if suspect any or all of the following symptoms:

Unexplained water accumulation is one symptom to watch for. If you notice water pooling in areas around your property, such as near the foundation, driveway, or patio, it could be a sign of a drainage issue. Along with water accumulation and dampness, a stinky smell in the air around drains or pipes can indicate a blockage or other issue impeding proper drainage.

Damp or wet patches on walls or floors can also signal drainage problems , especially in basements or cellars. The water likely indicates leaking from a drain or pipe within the walls or foundation.

If your sinks, baths, or toilets are draining slowly or not draining at all, a clogged or damaged drainage system could be preventing proper water flow.

Regular Drain Cleaning: Schedule regular drain cleaning to remove blockages and prevent build up.

Avoid Flushing Non-Flushables: Don’t flush non-biodegradable items like wipes, paper towels, or feminine hygiene products down the toilet.

Be Mindful of What You Pour Down Drains: Avoid pouring grease, oil, or harsh chemicals down drains, as these substances can clog pipes.

Regularly Check for Leaks and Promptly Address: Inspect your pipes and drains for leaks or signs of damage. Don’t ignore cracked pipes or signs of drainage problems; address them promptly to prevent more significant issues from developing.

Finally, cracks in walls or floors near drains or cracked pipes may point to structural issues caused by chronic drainage problems or water leaks underground. Constant moisture seeping into the foundation can cause shifting, settling, or deterioration over time.

When we request an on-site property assessment, we conduct a drain survey as part of our checklist. Contact Us to arrange a convenient date for you today.

Size and Width of Cracks in Walls

    • Hairline Cracks less than 5mm: The wider the crack is, the greater the cause for concern. Cracks of less than 5 millimetres wide are usually a crack in the plaster, rather than the wall itself, and can be filled and decorated over.

    • Wider Cracks: Cracks between 5mm and 15mm wide are more likely to be serious and may need professional repairs. Any crack bigger than 25mm wide should definitely be examined by a professional. If the crack is wider at the top than the bottom, and visible on both the outside and inside of your home, you might have subsidence.

Water Damage – Be Mindful of What You Pour Down Drains

    • Water Stains: Cracks accompanied by water stains are a cause for immediate concern. Water infiltration can lead to mould growth, and wood rot, and therefore compromise the structural integrity of the building. Identifying and addressing the source of water entry is crucial to preventing further damage.

It’s best to stop bad habits in the kitchen when cooking, young adults who are learning home cooking from others would benefit from a simple explanation of why we shouldn’t pour fat down the plughole, for example.

Scrape food scraps into the bin: Instead of rinsing waste food scraps down the sink, scrape them into a bin or compostable container. This will significantly reduce the amount of solid waste entering your drains. While food scraps may seem small and insignificant, they can easily get caught in the bends and traps of your drainage system. As more food particles accumulate, they can form solid masses that block the passage of wastewater.

Wipe up grease and oil: After cooking, wipe up any excess grease or oil with a paper towel or rag before washing your dishes. You can also pour the cooled-down grease or oil into a container that can be sealed and disposed of properly. When grease or oil cools down, it solidifies and clings to the insides of your pipes. Over time, this build up can create stubborn clogs that obstruct the flow of wastewater.

Choose eco-friendly cleaners: Opt for eco-friendly cleaning products that are less harsh on your drainage system. If you must use a drain cleaner, follow the instructions carefully and avoid using it excessively. Harsh chemicals, such as those found in drain cleaners, can damage the materials used in your drainage system. Over time, this exposure can weaken pipes and increase the risk of leaks and breakdowns.

    Location of Wall Cracks

    • Exterior Walls: Cracks on exterior walls can be more concerning than those on interior walls. Exterior cracks might indicate issues with the foundation, soil settlement, or water damage. Horizontal cracks on exterior walls are particularly noteworthy and may suggest foundation problems.

    • Near Doors and Windows: Cracks in proximity to doors and windows can be indicative of structural issues, especially if they affect the frames. If doors and windows are sticking or if there are visible gaps, it may be a sign of movement in the structure.

    Pattern of Cracks

    • Vertical Cracks: Vertical cracks are commonly observed and are often less worrisome than horizontal or diagonal cracks. Vertical cracks are usually caused by normal settling and may not necessitate immediate attention.

    • Horizontal or Diagonal Cracks: Cracks running horizontally or diagonally across walls are more likely to be associated with structural problems. These cracks may signify issues with the foundation, such as excessive soil pressure or even water damage.

    Changes Over Time

    • Stable Cracks: Cracks that remain stable over time, showing no signs of widening or lengthening, are generally less concerning. It’s crucial to monitor these cracks regularly and note any changes.

    • Progressive Cracks: If cracks are expanding or changing over time, it could indicate ongoing structural movement. Progressive cracks should be investigated promptly, as they may signify an active problem that requires intervention.

    Accompanying Symptoms

    • Doors and Windows Sticking: Difficulty in opening or closing doors and windows can be associated with structural movement. If these issues coincide with cracks, it may indicate a need for structural assessment.

    • Uneven Floors: Floors that become uneven may suggest problems with the foundation. An uneven floor can be a result of soil settlement or shifts in the structural integrity of the building.

What Should I Do If I Have Cracks in My Walls?

    Professional Assessment

    • Consulting Experts: When in doubt, it’s advisable to seek the expertise of professionals, such as structural engineers or a subsidence repair company. These experts can conduct a thorough assessment, identifying the root cause of the cracks and providing recommendations for repairs if necessary.

    • Diagnostic Tools: Structural engineers often use specialised tools and techniques, such as laser levels and inclinometers, to measure structural movement accurately. This diagnostic approach helps in understanding the severity of the issue and formulating an appropriate remediation plan.

    Subsidence Assessment UK

While small cracks are a common occurrence in houses and may not necessarily indicate a problem, larger, wider, or progressive cracks, especially when accompanied by other symptoms, should not be ignored. Regular monitoring, coupled with professional assessment when needed, is essential for ensuring the structural integrity of your home. Addressing potential issues early can prevent further damage and mitigate the need for more extensive and costly repairs down the line. If in doubt, consulting with experts will provide you with the necessary insights to make informed decisions about the maintenance and safety of your home.

resin injection an alternative to underpinning for subsidence

Recognising the signs of subsidence is the first step to addressing the problem. Some common signs to watch out for include:

Wall cracks around windows or next to doors are usually diagonal and appear suddenly, both inside and outside the building. If doors or windows stick or fail to open and close properly, it could be due to the building moving from its original foundations.

The cracks and problems caused by subsidence are wider at the top and generally wider than a ten pence piece. A sinking floor has visual gaps, cracks, or uneven surfaces around the skirting boards of the floor.

Extensions moving away from the property

Subsidence cracks are common at points where an extension meets the main buildings, indicating that the extension is pulling away from the main structure.
Trees close to buildings: these can undermine buildings and structures causing subsidence. This happens also in areas where trees are protected by Tree Preservation Orders, which restrict trees from being removed

Factors Causing Subsidence Typical of South London Postcodes

The susceptibility of South London to subsidence can be attributed to a combination of factors, including:

Soil Composition: The soil in South London is predominantly composed of alluvial deposits, which are loose and easily disturbed. Certain types of soil, such as London Clay and Thames silt, can shrink and expand with varying weather conditions. This makes them susceptible to compaction and settlement, particularly when subjected to heavy loads or fluctuating water levels.

Location in relation to the Thames: The River Thames, which flows through the UK’s capital city London, plays a significant role in subsidence issues. Fluctuating water levels can cause erosion and destabilisation of riverbanks, potentially affecting nearby buildings.

The microclimate of South London is characterised by high humidity and frequent rainfall. These conditions can exacerbate the effects of soil compaction, leading to increased subsidence. Ah, the great British weather over the decades, gradually affects the foundations of a property. The UK’s unpredictable weather patterns, with alternating periods of heavy rainfall and drought, can also contribute to subsidence. Droughts can cause the ground to shrink and crack, while excessive rainfall can lead to soil erosion and weakening of foundations.

Leaking drains: These can wash away or erode the soil beneath a property, destabilising its foundation. Tree roots can be related as they can absorb water from the soil, causing it to dry out and shrink, thereby leading to internal shifts in flooring, walls, concrete basement floors and gaps in skirting boards.

Resin Injection As A Solution to Subsidence

We use resin injection to treat subsidence without the need for excavation. Our approach involves injecting an expansive material beneath your properties. This material is pumped into the soil as a liquid and expands under the ground, filling the voids in the soil, forcing out any water, and compacting the soil. This results in a stable base under your property’s foundations or floor.

We carefully monitor this process using laser monitors, which can pick up as little as 0.25mm of movement above the injection point. We continue injecting the material until the floor or foundation is lifted to the required level. This method is not only faster but also cleaner than traditional methods of addressing subsidence .

Subsidence Repair Costs North London Postcodes N1 -EN1

If you’re based in North London and have noticed issues such as cracks in your walls or sinking floors, there’s a high chance your home could be suffering from subsidence. Learn about the 7 signs of property subsidence , you may think that cracks in walls may simply be old plaster drying up, but the symptoms could mean it’s your home foundations causing the cracks.

North London’s subsidence challenges are mainly due to the type of soil it sits on— London Clay , which reacts a lot to changes in moisture. When it’s dry, this clay can shrink and crack, leading to the ground sinking, and when it’s wet, it swells up, which can lift buildings. This is a big problem in North London, where many older houses with shallow foundations are built on this soil.

    Signs of Subsidence

Selling your North London home could be impossible if the building inspector’s report diagnoses subsidence. It could be a deal breaker for potential buyers, plus the value of your property could decrease 20% or more.

The Great British weather, which is becoming more unpredictable with really hot or very wet periods, makes this problem worse. Plus, with climate change, more houses in London will likely face these issues in the coming years. You can use our subsidence cost calculator to work out a rough estimate of the costs involved or contact us via our enquiry form and we’ll be in touch to chat.

    Resin Injection Vs Traditional underpinning

Cracks in walls, and sinking or sloping floors are often indicators that a property is affected by subsidence. London Subsidence can occur for many reasons such as damaged drains leading to softening or loosening of soils, seasonal changes in clay soils, tree roots and vibrations (such as trains).

    • Proximity to the Thames : While specific details on the direct impact of the Thames River on subsidence in North London are not available in the cited sources, it’s reasonable to infer that the river’s proximity may influence local microclimates and contribute to soil moisture variations, further affecting the shrink-swell behavior of the clay soils.

    • Projected Impact of Climate Change : The number of properties in London likely to be affected by climate-related subsidence is expected to increase significantly. Projections suggest an increase from 20% in 1990 to 43% by 2030, and 57% by 2070. This trend indicates a growing risk of subsidence in the future, driven by changes in annual temperatures and variability in rainfall.

There are a few tried and tested solutions to solve subsidence issues including resin injection, underpinning is still used for extreme cases of property tilting, sinking or worse, crumbling walls and foundations.

Fully Trained Subsidence Engineers – One Day Treatment

The majority of resin injection projects can be completed in 1 to 2 days with no need for the homeowners to be moved out during the works.

Although a relative newcomer resin injection has been used globally for over 20 years and involves the injection of resin through the foundation into the underlying soils. The works comprise the installation of 12mm diameter injection tubes, typically installed from outside the property, the resin is then injected down the tube to the required treatment depth to fill fissures and compact the soils whilst filling any voids that are present.

By using small diameter injection tubes, the whole process is cleaner, safer and less disruptive than underpinning and there is no need for mass excavation. Resin injection for subsidence repair work, in most cases will not require building regulation approval. This is due to the soil being treated and not the structure of the building. Additionally, there is no need to declare that resin injection has been carried out to your property or declare it whilst reinsuring.

It is commonly thought that a property with ongoing subsidence can be devalued by between 20 – 25%, whilst a house with a repaired subsidence devalues a property between 0 – 5%.

Resin Injection Subsidence Repair North London

With a collective wealth of knowledge and experience in subsidence recovery, our team use resin injection for subsidence that works to reduce costs and treatment time.

    Here’s a step-by-step guide to our process:

Step 1: Drilling small holes – before injecting our resin into the foundations, we drill tiny holes into the problem areas, typically 0.5m apart so that we treat the whole area impacted

Step 2: Injecting material – we inject resin into the treatment areas, monitoring the structure of the building using laser equipment as this treatment is completed and the structure is lifted or supported.

Step 3: Rapid hardening – The material hardens in seconds, providing reliable support similar to concrete.

Advantages of Resin Injection over Underpinning

There are several reasons why you should opt for our resin solutions over underpinning. When considering cost, performance and timescales, the benefits of resin well outweigh any of the underpinning.

Resin injections are a far faster and less invasive choice, quickly making this a favourable option for homeowners nationwide. Plus, we ensure a mess-free approach that doesn’t require you to vacate the property while the work is completed.

Other methods, including underpinning, result in much higher carbon emissions, using a resin material that is inert once is has hardened.

Last but certainly not least, the subsidence resin injection cost is generally half that of traditional underpinning and comes with a warranty to ensure you have a guarantee for the material’s performance.

Home subsidence in London City & West | Cracks in walls | Subsidence Ltd

London’s susceptibility to subsidence is influenced by its unique geology and climate. Much of London is situated on layers of clay, silt and sand deposited by the Thames River over millennia. While seemingly stable, these loose alluvial deposits can consolidate and subside unevenly when overloaded or saturated. Excessive groundwater extraction and development also increase subsidence risks. London’s temperate maritime climate, with substantial winter rainfall and mild summers, contributes to fluctuating soil moisture and movement.

If you are a homeowner in West London or City of London around postcodes W2, W3, W4, W5, W6, W7, W8, W9, W10, W11, W12, W13, W14, your property could be at risk of subsidence. London Clay Studies have shown that many properties in these areas have suffered from the effects of subsidence resulting in issues such as cracked walls, sinking floors or extension shifting away from the original structure.

    London Areas Affected by Subsidence

Composition of London Clay and the signs of property movement

The bedrock under London consists largely of London Clay – a dense bluish-grey clay formed during the Eocene period approximately 56-49 million years ago from fine sediment accumulation in a shallow sea. Composed predominantly of clay minerals like illite and montmorillonite, London Clay has low permeability, high compressibility, and is prone to volume change from water content variations.[1] This makes it susceptible to shrink-swell subsidence when seasonal moisture levels fluctuate.

Cracks in walls and skirting board gaps could be subsidence

Effects of London Thames Alluvium – Overlying the London Clay are alluvial sediments deposited more recently during the Quaternary period by fluvial activity, especially from the Thames River. This alluvium consists of layers of silt, clay, sand, and gravel up to 22m thick, interlaid with pockets of peat.[2] Areas of thicker, less consolidated alluvial deposits tend to be more vulnerable to settlement from loading or drying. Differential settlement arises when adjacent areas have non-uniform alluvial layers.

We are here to help homeowners, landlords, property owners, housing associations and in fact any property owner across the UK fix cracks, sinking floors and sloping windows or doors that appear in buildings due to subsidence. The method we use is normally done in a day, there is little or no mess, and we also give you a warranty for the work we complete.

We are committed to giving you the best experience we can – giving you an efficient and friendly service with the best advice, the most experienced workforce and the lowest fixed prices to make the work affordable for you.

How Resin Injection Works to Fix Subsidence

You’ve heard of structural underpinning, the structural repair approach to sinking floors and cracks around windows, here’s a faster and more economical way of rectifying the signs of subsidence – with resin that acts like concrete and is injected deep into the affected foundation regions outside of your home.

First, when you contact us we will go through the job with you, either in person or on a video call, to look at your property and confirm that you have subsidence. At this point, we can give you a rough price for the job, and also talk to you about payment and discount options.

We will then give you advice on the next steps you need to take, which will normally be for you to instruct an independent site investigation and a drain survey. These surveys must be independent as they are YOUR surveys, however, we will give you advice on people that you could use for this and let you know roughly what cost to expect for these to be done.

Once you have the site investigation and drain survey completed and we have received a copy, we will then go about designing your job and giving you a fixed price for the job. Once you are happy with the arrangements, then we will arrange a date that is convenient for you.

Before the day of your work is carried out, we will keep in regular contact with you to make sure that we are both ready for the work on the day. If there is any preparation work required, we will go through this with you and make sure that it’s completed before the big day!

We will tell you the names of the engineers that are coming before the day. All of our engineers are DBS checked and will carry out the work to our high standards. If you are available, the first thing our engineers will do is talk you through the job and make sure that you can maintain access to your property while we do the work.

They will then prepare to do the work, by marking out any underground services so we know where they are, and if they are near any injection point then they will hand-dig down to find and expose the services so we don’t damage them. The engineers will then mark out all the injection points and put laser survey equipment out to monitor the levels of your property as we do the work.

Once this preparation work is completed, the Subsidenceltd engineers will then drill holes at the injection points down to the required depths, insert injection tubes and then place a mushroom cap on the top so they are visible and safe!

Now the fun begins, as the engineers start to inject the resin material into the injection tubes – at this point the engineers will be injecting the material whilst keeping an eye on the laser survey equipment to monitor the lift of the property. As the material is injected the tubes will be removed until the full depth of the injection point has been treated. This process will be repeated until all of the injection points have been completed and the foundation of your property has been lifted and stabilised.

Throughout this whole process, our engineers will do whatever they can to ensure that there is no mess in and around your property.

Once completed, the property has been lifted and re-levelled where possible, this then leaves you to do cosmetic work, such as patching up any visual cracks that remain, and painting or repapering your internal walls. Don’t worry, we will be on hand again to give you advice on what you need to do to achieve the best outcome!

  • Resin Injection | Alternatives to Underpinning

Resin Injection | Alternatives to Underpinning

Have you been looking for underpinning cost quotes for subsidence issues? Are you worried about the costs of underpinning? Have you thought about an eco-friendly and faster alternative such as resin injection. Resin injection is a non-invasive and cost-effective method that can be used to strengthen the ground beneath a foundation, preventing further subsidence. Resin injection costs can often be cheaper than underpinning.

    What is resin injection?

Resin injection was first introduced in the United Kingdom in the late 1980s. It was initially used to repair subsidence caused by clay shrinkage, but it has since been used to repair subsidence caused by a variety of other factors, including tree root damage, leaking pipes, mining activity, and ground instability.

Why resin injection instead of underpinning?

Traditional underpinning is a highly invasive procedure. It involves extensive excavation around the property’s foundations, which can be disruptive to the occupants. This process can take weeks or even months, during which time the property may be partially inaccessible.

In contrast, resin injection is far less invasive, requiring only small holes to be drilled for the injection process, resulting in minimal disruption to the property and its occupants.

As the resin gets to work in just fifteen minutes, resin injections are a far faster and less invasive choice, quickly making this a favourable option for homeowners nationwide. Plus, we ensure a mess-free approach that doesn’t require you to vacate the property.

An eco friendly alternative to underpinning

In terms of the resin formula itself, the environmental benefits surpass any other product on the market. Other methods, including underpinning, result in vast carbon emissions, but our expanding resin injections are made with the planet in mind. We’ll not only lessen our carbon footprint but you’ll be given peace of mind that the resin is made of entirely natural materials, giving it a non-toxic nature.

    Resin injection cheaper than underpinning

Last but certainly not least, the subsidence resin injection cost is not only affordable but it’s worth it. You’ll be met with a reliable solution that’ll last for years to come and one that doesn’t require maintenance or extreme renovations post-treatment.

How long do resin injections last?

The short answer: Years. It depends on the severity of subsidence, but resin injection can last for decades.

How our resin injection process works

Step 1: Drilling small holes – before injecting our resin formula into the foundations, we drill tiny holes into the problem areas, ensuring maximum precision and minimal aesthetic disturbance.

Step 2: Injecting material –  Secondly, we inject our formula using state-of-the-art equipment and an abundance of skill. Our outstanding resin formula is made up of eco-friendly materials designed to reintroduce stability and robustness to a structure with immediate effect.

Step 3: Rapid hardening – The material hardens in seconds, providing reliable support similar to concrete. Once solidified, it has the power to fully lift your property. And post-treatment, its resilience is impressive, making this a fantastic long-term solution.

Why Are Vans So Important to Our Engineers?

Work vans make a significant difference to our engineers, especially as they’re required to travel to various job sites, perform fieldwork, and transport tools and equipment. Here are some ways in which work vans  impact our engineering employees :

Mobility and Accessibility: Work vans provide engineering employees with the mobility to reach different work locations. This mobility is essential for engineers who need to assess, inspect, or work on various projects.

Tool and Equipment Transport: Our engineers require specialised tools, equipment, and materials. The fully equipped vans offer ample storage space to transport these items, ensuring that employees have easy access to the tools they need for their tasks.

Efficiency: Our vans have customised storage solutions, shelving, and compartments, allowing engineers to organise and transport their tools and equipment efficiently. This saves time and reduces the chances of tools getting damaged or lost.

Professional Image: We believe a well-maintained work van can enhance our engineer’s professional image and allow them to feel proud when turning up to a site.

Time Saving : With a well-equipped work van, engineers can reduce the time spent setting up and packing up tools and equipment at job sites. This time saving leads to increased productivity, therefore getting them on site and set up much more efficiently.

Organisation: Work vans can help engineers stay organised, ensuring that they have the right tools and materials readily available.

So yes, while they look great, our fleet of work vans plays a vital role in supporting the needs of our engineering employees who travel to job sites. They offer mobility, efficiency, and convenience, enhancing the productivity and professionalism of engineering teams.
